Why has that Home for Sale been on the Market for 166 Days?

If you are searching Wellington homes for sale on our website you may notice “Days On Market” in the results, which is the amount of time a Wellington home has been on the market.  However that home being displayed in the search results showing 166 Days On Market may not even been on the market at all.

If a Wellington property is under contract and placed “contingent” in our MLS it will still appear online, but on our website if you go to the property detail page and check the STATUS it will state “Contingency” or “Conditional” if the home is already under contract.

Wellington Florida Homes for Sale -Under ContractThis particular home displaying 166 Days On Market was actually only on the market for 14 days and received multiple offers, but since it is “contingent” the Days On Market clock keeps ticking until the property goes pending or is sold.

The three most common types of “contingencies” are:

  • Short Sale Approval
  • Inspection Periods
  • Buyer Financing

Once all contingencies are cleared the homes status will be changed to “Pending” and no longer appear online.  However if the contingency period does not end until the day of closing the home will appear online until then and that Days On Market clock will continue to click.

I get the question all the time, what does “conditional continue to show” mean? Our MLS doesn’t allow DOM to be listed publicly but, some of the aggregate sites do and most of the time, they’re wrong. I wish they’d just leave that blank–it doesn’t do anything but, confuse our buyers!
