Wellington Florida 2021 Real Estate Recap

The Wellington Florida real estate market was on fire in 2021! To say it was a strong sellers market would be an understatement, it was an extreme sellers market. A sellers market I've never experienced in my 20+ years as a Wellington Realtor. A majority of properties, in all price ranges, received multiple offers and went under contract within days throughout the year.

Home inventory in Wellington has been on the decline since the spring of 2020. We started 2021 off with 320 homes for sale in January and ended the year with only 162 homes for sale in December. And the lack of inventory wasn't because nobody wanted to sell their home, we had a record sales year too! More than 1500 homes were sold in 2021 compared to 1412 homes in 2020, which was the second highest sales year in Wellington up until now.

Real Estate 101: When Inventory is Down, Prices are Up!

Almost 1.4 billion dollars worth of real estate was sold in 2021 and the median price of a home in Wellington increased 25%. It went from $425,000 in 2020 up to $534,500 in 2021. The median price per square foot started the year off at $189 per sq ft and went up to $269 per sq ft by December.

Cash buyers weren't uncommon in Wellington, more than 41% of buyers paid cash. The highest sale was $31,750,000 for an incredible equestrian estate, which sold to a cash buyer. While the lowest sale was $150,000 for a 900 sq ft 2 bedroom condo, which sold to a cash buyer as well.

Wellington Florida Real Estate Market Report | January 2021

The real estate market in Wellington Florida is still on fire! Home inventory has decreased. It went from 357 homes for sale in December to only 320 homes for sale in January. Current list prices range from $164,900 to $40,000,000 while last month prices started at $190,000.

Home sales increased from 130 in November up to 141 in December. Sales prices for November ranged from $200,000 to $12,850.00 while in December they ranged from $152,000 to $8,500,000. The average DOM (Days on Market) went from 20 days down to 18 days. Price per square foot remained the same at $198.

Overall, distressed sales haven't changed much. Last month there was 1 bank-owned home sale, this month there are none, and short sales increased from 2 to 3. There were 127 traditional sales last month and 138 this month. Wellington cash buyers went 27% in November to 33% in December. Conventionally financed buyers went from 62% to 53%. FHA financed buyers increased from 7% up to 8% of sales,. While "other" types of financing went from 4% to 6%.

The real estate market in Wellington Florida continues to be on fire! Home inventory has decreased once again. It went from 320 homes for sale in January to only 295 homes for sale in February. Current list prices range from $89,000 to $40,000,000 while last month prices started at $180,000.

Home sales decreased from 141 in December down to 82 in January. Sales prices for December ranged from $200,000 to $12,850.00 while in January they ranged from $180,000 to 6,237,000. The average DOM (Days on Market) went from 18 days up to 32 days. The price per square foot remained the same at $189.

Overall, distressed sales have slightly increased. Last month there were no bank-owned home sales, this month there were 4, and short sales decreased from 3 to 1. There were 138 traditional sales last month and 77 this month. Wellington cash buyers went from 33% in December to 34% in January. Conventionally financed buyers went from 53% to 51%. FHA financed buyers increased from 8% up to 9% of sales. While "other" types of financing stayed the same at 6%.

Real estate inventory in Wellington Florida is at a historic low with only 274 properties for sale. Asking prices for these homes range from $192,000 to $40,000,000. While last month there were 295 homes for sale with an asking price ranging from $89,000 to $40,000,000.

Home sales increased from 82 sales in January up to 101 sales in February. Selling prices in February ranged from $150,000 to $8,800,000 and in January they ranged from $180,000 to $6,237,000. The average DOM (Days on Market) went from 32 days down to 25 days. The price per square foot increased from $189 up to $214.

Overall, distressed sales didn't change too much. In February there were no short sales and only 3 bank-owned home sales. While in January there was 1 short sale and 4 bank-owned sales. So out of 101 home sales only 3 were distressed sales another all-time low for the Village of Wellington.

Wellington cash buyers increased again, going from 34% in January to 37% in February. Conventionally financed buyers went from 51% to 49%. FHA financed buyers went from 9% to 11%. While "other" types of financing went down to 3%.

Just when you think home inventory in Wellington Florida can't get any lower it does. Last month there were 274 properties for sale with asking prices ranging from $192,000 to $40,000,000. While this month there are only 263 homes for sale with an asking price ranging from $154,900 to $40,000,000.

Home sales increased once again from 101 sales in February to 145 in March. Selling prices in March ranged from $155,000 to $8,987,500. While in February sales ranged from $150,000 to $8,800,000. The average DOM (Days on Market) went 25 days down to 19 days and the price per square foot remained the same $214.

In February there were no short sales and only 3 bank-owned home sales and in March there were none. That's right, Wellington had 0 distressed sales in March. Have distressed sales disappeared? Only time will tell.

Wellington cash buyers are on the rise and have increased from 37% of sales in February to 41% in March. Conventionally financed buyers slightly decreased from 49% down to 48% in March. FHA financed buyers went from 11% down to only 3%. While "other" types of financing went up to 8%.

AND... home inventory in Wellington Florida continues to decline. We are officially at historic lows with only 247 properties for sale with asking prices starting at $210,000 up to $40M. While last month we had 263 homes for sale with an asking price ranging from $154,900 to $40,000,000.

Home sales once again increased from 145 in March to 154 in April. Selling prices in March ranged from $155,000 to $8,987,500. While in April sales ranged from $157,000 to $17,950,000. The average DOM (Days on Market) went down again from 19 days to 8 days and the price per square foot increased from $214 to $227.

Back in March, there were no distressed sales and in April there was only 1, a bank-owned home.

Wellington cash buyers are on the rise and have increased from 41% in March up to 44% in April. Conventionally financed buyers slightly increased from 48% in March up to 50% in April. FHA financed buyers remain the same at 3% and "other" types of financing went down to 3%.

AND... home inventory in Wellington Florida continues to decline. We are officially at historic lows with only 245 properties for sale with asking prices starting at $199,900 up to $40M. While last month we had 247 homes for sale with an asking price ranging from $210,000 to $40,000,000.

Home sales once again increased from 154 in April to 164 in May. Selling prices in April sales ranged from $157,000 to $17,950,000. While in May they ranged from $180,000 to $31,750,000. The average DOM (Days on Market) went slightly up from 8 days to 14 days and the price per square foot decreased from $227 to $224.

Back in April, there was only 1 distressed sale, a bank-owned home. While in May there were 5, 3 short sales and 2 bank-owned homes.

Wellington cash buyers continue to hold strong but have slightly decreased from 44% in April to 43% in May. Conventionally financed buyers slightly decreased as well from 50% in April to 49% in May. FHA-financed buyers remain the same at 3% and "other" types of financing went up to 5%.

In July 2020 there were 439 homes for sale in Wellington and today there are only 218 with asking prices ranging from $250,000 to $40,000,000. That is a decrease of 27 homes since June 2021.

And while home sales decreased from 164 in May to 162 in June, it's an overall increase compared to June 2020 where only 148 homes sold.

Selling prices in May ranged from $180,000 to $31,750,000 while in June they ranged from $190,000 to $9,000,000. The average DOM (Days on Market) went down from 14 days to 6 days and the price per square foot increased from $224 to $231.

Back in May, there were 5 distressed sales, 3 short sales, and 2 bank-owned homes. While in June there was only 1 distressed sale, a bank-owned home.

Wellington cash buyers continue to hold strong but have slightly decreased from 43% in May to 41% in June. Conventionally financed buyers increased from 49% in May to 52% in June. FHA-financed buyers remain the same at 3% and "other" types of financing went up to 4%.

And home inventory continues to decrease. Last month there were 218 homes for sale in Wellington with asking prices ranging from $250,000 to $40,000,000 and this month there are 217 with asking prices ranging from $154,900 to $40,000,000.

However, home sales decreased once again. In June 162 homes sold in Wellington with sale prices ranging from $190,000 to $9,000,000. While in July 147 with sale prices ranging from $206,000 to $5,800,000.

The average DOM (Days on Market) went from 6 days up to 9 days and the price per square foot slightly increased from $231 to $233. Back in June, there was only 1 distressed sale, a bank-owned home, and July was the same, 1 bank-owned home.

Wellington cash buyers have decreased once again from 41% in June down to 33% in July. Conventionally financed buyers increased from 52% in June up to 56% in July. FHA-financed buyers also increased from 3% to 9% and "other" types of financing went up to 5%.

Just when you think home inventory can't get any lower it does. Last month there were 217 homes for sale with asking prices ranging from $154,900 to $40,000,000 and now there are only 211 with asking prices ranging from $250,000 to $40,000,000.

While on the flip side the number of home sales has decreased from 147 in July to 125 in August. In July sale prices ranged from $206,000 to $5,800,000 and in August ranged from $210,000 to $7,300,000.

The average DOM (Days on Market) went from 9 days down to 7 days and the price per square foot slightly increased from $233 to $240. Back in July, there was one distressed sale, 1 bank-owned home and in August there were 2 bank-owned home sales, no short sales either month.

Wellington cash buyers have increased once again from 33% in July to 39% in August. Conventionally financed buyers decreased from 56% down to 50% in August. FHA-financed buyers also decreased from 9% back down to 3% and "other" types of financing went from 5% up to 9%.

Just when you think home inventory can't get any lower it does. Last month there were 211 homes for sale with asking prices ranging from $250,000 to $40,000,000 and now there are only 181 homes for sale with asking prices ranging from $250,000 to $27,990,000.

While home sales continue to decrease. In September a total of 104 homes sold and last month 125 sold. In August sale prices ranged from $210,000 to $7,300,000 and in September they ranged from $205,000 to $14,100,000.

The average DOM (Days on Market) went from 7 days up to 11 days and the price per square foot slightly increased from $240 to $246. Back in August, there were 2 bank-owned home sales and no short sales. While in September there were no bank-owned home sales but 1 short sale. That's right only ONE distressed sale in Wellington for the entire month.

Wellington cash buyers have increased once again from 39% in August up to 42% in September. Conventionally financed buyers increased from 50% in August up to 54% in September. FHA-financed buyers significantly decreased from 3% down to 2% and "other" types of financing went from 9% down to 2%.

Wellington Florida home inventory continues to decrease. Last month there were 181 properties for sale with asking prices ranging from $250,000 to $27,990,000. Now there are only 180 with asking prices ranging from $275,000 to $27,990,000.

On the flip side, home sales have increased. In September a total of 104 homes were sold with sales prices ranging from $205,000 to $14,100,000. In October a total of 119 homes were sold with sales prices ranging from $210,000 to $30,000,000.

The average DOM (Days on Market) went from 11 days down to 10 days and the price per square foot increased from $246 to $257. Back in September, there were no bank-owned home sales but 1 short sale. While in October there were NO distressed sales! This is excellent news considering Wellington has had decreased sales monthly for over a decade now.

Wellington cash buyers have increased once again from 42% in September to 45% in October. Conventionally financed buyers slightly decreased from 54% in September down to 50% in October. FHA-financed buyers remain the same at 2% and "other" types of financing went from 2% up to 3%.

Wellington Florida home inventory has reached an all-time low with only 168 properties for sale with asking prices starting at $270,000 up to $35,000,000. While last month there were are only 180 with asking prices ranging from $275,000 to $27,990,000.

Home sales have decreased a tad. In October a total of 119 homes were sold with sales prices ranging from $210,000 to $30,000,000. And in November 106 homes were sold with sales prices ranging from $215,000 to $11,650,000.

The average DOM (Days on Market) went from 10 days back up to 11 days and the price per square foot increased from $257 to $265. Back in October, there were NO distressed sales and once again in November, there were no distressed sales.

Wellington cash buyers have increased once again from 45% in October up to 46% in November. Conventionally financed buyers decreased again from 50% in October down to 49% in November. FHA-financed buyers decreased from 2% to less than 1% and "other" types of financing went from 3% down to 1%.
