Understanding the Binks Forest Layout

The Binks Forest site plan shows how the community is organized, including village locations, major streets, and which sections are gated versus non-gated. Because gate status, HOA fees, and lot styles vary by village, buyers often use the map to confirm which village a specific listing falls into before comparing it to others.

How to Use the Binks Forest Site Plan

The interactive map lets you zoom in and explore the layout of Binks Forest before visiting a property. You can see how each village relates to Binks Forest Drive, Southern Boulevard, and the golf courses, lakes, and preserves that run through the area. While the site plan provides a helpful overview, aerial imagery and property-specific details should also be reviewed to confirm exact lot orientation and views.

Binks Forest Villages and Layout

Binks Forest is made up of six villages: Binks Estates, Binks Pointe, Brindlewood, Hidden Creek, Pine Trace, and The Preserve. Binks Estates offers larger estate homes with a high share of golf, lake, and preserve views, while Binks Pointe is the community's newest section, built as townhomes from 2017 to 2022. Brindlewood, Hidden Creek, Pine Trace, and The Preserve each offer their own mix of single-family and estate homes built mainly from 1994 to 1999, with golf, preserve, canal, or cul-de-sac locations depending on the village. Living areas across Binks Forest generally range from about 1,200 to more than 5,100 square feet.

Binks Forest Gates and Access

Binks Forest villages are not gated uniformly. Binks Estates, Brindlewood, Hidden Creek, and The Preserve are gated with unmanned entries, Binks Pointe is a separately gated townhome section, and Pine Trace is non-gated. Because each village is managed by its own homeowners association, gate status and access points shown on the site plan can differ from one village to the next.

Binks Forest Amenities on the Site Plan

Binks Forest does not have a centralized community clubhouse or resort-style amenity center. Instead, residents rely on nearby Wellington parks, recreation areas, the surrounding golf courses, and equestrian venues, along with whatever amenities are specific to their own village's HOA.
