Realtors Guide to Greenacres, FL Real Estate

Greenacres is one of the more underappreciated cities in Palm Beach County. Situated in the east-central portion of the county, east of Wellington and west of Lake Worth and Palm Springs, it offers a genuinely diverse suburban lifestyle at price points that are generally more accessible than many surrounding communities. With approximately 44,000 residents spread across about 6.2 square miles, Greenacres is one of the larger municipalities in central Palm Beach County.

What sets Greenacres apart is its combination of location, housing variety, and cultural diversity. It sits within easy reach of Wellington to the west, Lake Worth to the east, and major Palm Beach County employment corridors, shopping, and the Florida Turnpike. For buyers who want suburban convenience without the premium pricing of Wellington or the coastal communities to the east, Greenacres consistently deserves a closer look.

This page is a reference guide to Greenacres, Florida from the perspective of a Realtor who has been living and working in Palm Beach County since 2001. It covers the history, geography, schools, parks, and real estate landscape of the city in a format designed to give you a thorough understanding of the area before you begin your search.

History of Greenacres, Florida

The land that became Greenacres was first acquired in 1909 by Frederick E. Bryant, Harold J. Bryant, and William Greenwood of the Palm Beach Farms Company, who began buying and selling thousands of acres throughout central Palm Beach County. Farming the wetland terrain proved difficult, however, and much of the land remained largely unused through the early twentieth century.

The city's true founding came in 1923 when Lawrence Carter "L.C." Swain, a developer from Massachusetts, acquired 320 acres of the land with the intention of creating a community for working-class families. Swain platted the original section of what would become Greenacres and promoted it during the Florida land boom of the 1920s as a desirable place to live. The community was incorporated as Greenacres City on May 24, 1926, with the name reportedly drawn out of a hat from among several options submitted by early residents.

The city's early history was not without turbulence. Greenacres was controversially disincorporated in 1945 before being officially reincorporated in 1947. The city's population remained relatively small through the mid-twentieth century, with rapid growth beginning in the 1970s as western Palm Beach County development accelerated. In 1990, approximately 60 percent of voters approved dropping the word "city" from the official name, and the municipality became known simply as Greenacres. The Greenacres Historical Society was formed in 2006 to commemorate the city's 80th anniversary, and a museum was established two years later.

Today the official city motto remains the phrase Swain used to describe his vision when he founded it: "A Good Place to Live."

Geography and Location

Greenacres covers approximately 6.2 square miles in the east-central portion of Palm Beach County. It is located east of Wellington, north of Lake Worth, and west of Palm Springs. Lake Worth Road and Forest Hill Boulevard are the primary east-west corridors serving the city, connecting residents to State Road 7, I-95, and the Florida Turnpike.

The city's location gives it practical access to most of what Palm Beach County offers. Wellington's shopping, parks, and amenities are immediately to the west. Lake Worth and the Atlantic coast are accessible to the east. Palm Beach International Airport is approximately 15 to 20 minutes away. The Florida Turnpike is close enough to make commutes to Boca Raton and Fort Lauderdale manageable.

Key distances from Greenacres:

  • Wellington: approximately 5 miles west
  • West Palm Beach: approximately 8 to 10 miles northeast
  • Palm Beach International Airport: approximately 15 to 20 minutes
  • Lake Worth: approximately 10 to 15 minutes east
  • Boca Raton: approximately 30 to 40 minutes south
  • Fort Lauderdale: approximately 50 to 60 minutes south
  • Miami: approximately 90 minutes to 2 hours south depending on traffic

Climate

Greenacres shares Palm Beach County's tropical South Florida climate. The warm season runs from approximately late May through September with average temperatures in the mid-to-upper 80s, high humidity, and frequent afternoon thunderstorms. The cooler season runs from approximately December through early March with average temperatures in the 70s, though temperatures can drop into the 40s during cold fronts. Hurricane season runs June through November. Greenacres is an inland community, which provides some buffer compared to coastal and barrier island communities during storm events.

Population and Demographics

Greenacres has a population of approximately 44,000 residents within its roughly 6.2-square-mile footprint. The city is notably diverse, with a significant Hispanic population along with strong Black and White communities, reflecting the broader cultural diversity of central Palm Beach County. This diversity is evident in the city's businesses, community programming, and neighborhood character throughout Greenacres.

Median household income in Greenacres is more moderate than neighboring Wellington, reflecting the city's working and middle-class character and its role as an affordable suburban option within the broader western Palm Beach County market.

Greenacres Real Estate Overview

Greenacres real estate offers genuine variety within a compact footprint. The city has approximately 17,000 dwelling units spanning single-family homes, condominiums, villas, townhomes, and apartments across a range of price points, making it one of the more accessible entry points into the western Palm Beach County market for first-time buyers and downsizers.

The housing stock in Greenacres skews older than Wellington, with many homes built from the 1970s through the 1990s. This means buyers will encounter a wider range of roof ages, construction conditions, and update levels than in newer planned communities to the west. As with any Palm Beach County purchase, roof age, storm protection, construction type, and insurance profile are important variables that affect both availability and ownership costs.

Greenacres does not have the large guard-gated communities with resort amenities that define much of Wellington's market. The community character is more neighborhood-oriented, with a mix of non-HOA streets, smaller HOA communities, and condominium developments throughout the city. For buyers who want a more affordable suburban lifestyle without the overhead of Wellington's larger HOA communities, Greenacres offers a practical and well-located alternative.

Leonard High School, which is located in the city and is the largest high school in Palm Beach County and one of the largest in Florida.
