This page is a reference guide to Palm Beach County from the perspective of a Realtor who has been living and working here since 2001. It covers the county's history, geography, cities and communities, beaches, attractions, schools, and real estate landscape. For detailed information specific to Wellington, which is my primary area of focus and expertise, use the resources linked throughout this page and in the reference section at the bottom.

History of Palm Beach County

Palm Beach County was established in 1909 when the Florida Legislature voted to carve it out of what was then the northern portion of Dade County. Today's county boundaries were formally established in 1963. The county takes its name from Palm Beach, the barrier island community that became one of America's earliest and most celebrated resort destinations in the late nineteenth and early twentieth centuries, largely through the influence of Standard Oil magnate Henry Flagler, whose Florida East Coast Railway opened the region to wealthy northern visitors.

Over the following decades Palm Beach County grew from a coastal resort destination into one of Florida's most economically diverse and populous counties, with significant growth in western communities like Wellington, Royal Palm Beach, and Westlake through the latter half of the twentieth century and into the present day.

Geography and Climate

Palm Beach County covers Florida's southeastern Atlantic coast and extends westward to Lake Okeechobee. It is one of the three counties that make up the Miami metropolitan area, which has a combined population of more than six million people. The county has a total area of approximately 2,383 square miles, making it one of the largest counties east of the Mississippi River.

Palm Beach County Florida geography and climate

The Atlantic coast runs along the county's eastern edge, providing beach access from Jupiter in the north to Boca Raton in the south. Moving westward, the landscape transitions from coastal communities to urban and suburban areas centered around West Palm Beach, then to planned western communities like Wellington and Royal Palm Beach, and eventually to agricultural land and the Everglades system near the county's western border.

Palm Beach County has a tropical South Florida climate with warm temperatures year-round. Average temperatures range from the 70s during the cooler winter months to the upper 80s and 90s during summer, with high humidity and frequent afternoon thunderstorms from June through September. Hurricane season runs from June through November. The mild winter climate is one of the primary draws for seasonal residents and retirees from northern states.

Palm Beach County Real Estate Overview

Palm Beach County offers one of the most varied real estate markets in Florida, with options ranging from oceanfront estates and luxury condos on the barrier islands to single-family homes in planned western suburban communities, equestrian properties, agricultural land, and everything in between. Price points span from affordable condos and townhomes to some of the most expensive residential real estate in the United States along the Palm Beach barrier island.

The county's real estate market is influenced by its seasonal character. A significant number of buyers and renters are seasonal residents, particularly from the northeast and midwest, who drive demand during the winter months from roughly October through April. This seasonality affects inventory, pricing, and competition in ways that buyers and sellers unfamiliar with the South Florida market often do not anticipate.

Key factors that consistently influence value across Palm Beach County include school district quality, proximity to employment corridors, access to the Florida Turnpike and I-95, distance from the coast, community amenities and HOA structure, and property condition relative to South Florida's specific requirements around roofs, storm protection, and insurance.

Palm Beach County Schools

The School District of Palm Beach County is the fifth largest school district in Florida and serves all public school students throughout the county. The district includes elementary, middle, and high schools across dozens of municipalities, along with magnet programs, charter schools, and specialized academies.

School quality and zoning are among the most significant factors driving residential real estate demand in specific communities across the county. Wellington in particular is known for its consistently strong public school performance within the district. For Wellington school details and zone information, see Wellington Florida Schools.
