Rental Tenant Screening
Tenant screening is the process done prior to a landlord accepting a prospective tenant’s rental offer. The typical tenant screening will include a credit check and employment verification, but the process and requirements vary.
When we list a home for rent our tenant screening includes the following:
Rental Application: Our rental application covers the general questions a landlord will want to know; current employment, pets, occupants of the property, etc.
Credit & Criminal Check: Our web-based credit and criminal check are fast, convenient, and easy to read.
- Credit Check: Provides lines of credit provided by financial institutions, collection accounts, bankruptcy proceedings, and other public financial records. Our system also examines income to rent ratio, payment histories, and has a renter fraud warning. Unlike other credit checks ours will also report a credit bureau score from TransUnion.
- Criminal Check: National criminal report, which includes 50 state sex offenders and OFAC/terrorist searches. (Criminal check of: America’s Most Wanted, FBI’s Most Wanted, More than 15 terrorist databases, National Sex Offender Public Registry, U.S. Marshals Drug Enforcement Administration, U.S. Bureau of Alcohol, Tobacco, Firearms & Explosives, U.S. Secret Service, U.S. Customs & Border Protection and U.S. office of Foreign Assets Control.)
Employment Verification: Tenants are required to provide recent paycheck stubs, which are verified, and/or a copy of their most recent tax return.
Rental History Verification: If applicable this information is provided by the tenant and verified.
