2012 Wellington Home Inventory: Going Going Gone!
The Wellington Florida real estate market has been HOT, HOT, HOT, so it is no surprise that the number of Wellington homes for sale has decreased and the number of home sales has increased throughout 2012.
In January of 2012 there were 598 homes for sale in Wellington, but fast forward to September of 2012 and there are only 483 homes for sale, almost a 19% decrease. While home sales were off to a slow start in the first quarter of 2012 they increased by 60% in the second quarter and remain steady in the third.
With the declining inventory, numerous communities throughout Wellington have turned into a SELLER’S MARKETS, which means there are more home buyers than homes for sale in Wellington. A few of the communities currently experiencing a seller’s market are: Black Diamond, Georgian Courts, Grand Isles, Isles at Wellington, Olympia, Sheffield Woods, Towne Place, Versailles, VillageWalk, and Wellington Shores. The Village of Wellington has also been experiencing a SELLER’S MARKET since August of 2012, which hasn’t been the case in years.
Compared to 2011 Wellington’s median home sale price decreased in the 1st quarter of 2012, but increased between 4% and 5% in the 2nd and 3rd quarter. With an increase in the median sales price the number of home sales have also increased. Just like the first-quarter sale prices the first-quarter home sales also decreased, but in the 2nd and 3rd quarter home sales increased by 8% and 10%.
