Located in the heart of Wellington off South Shore Boulevard sits Bedford Mews, a quaint single-family home and townhome community. This non-gated community was built in the 1980s and offers 63 single-family homes and 44 townhomes. These one and two-story homes feature 2-4 bedrooms, 2-3 bathrooms, and a 1-2 car garage with living square footage ranging from 1,200 up to 2,500. All of the homes in Bedford Mews do belong to a homeowners association, which has a mandatory HOA fee. Community amenities include a cabana and community swimming pool. Bedford Mews is by far one of the most affordable communities in Wellington.

2. Wellington Downs
Conventionally located off Forest Hill Boulevard sits Wellington Downs, a great non-gated single-family home community. Built from 1989 to 2000 Wellington Downs was originally a single-family home rental community. However, the 57 singe-family homes built were eventually sold and are now privately owned.
The homes in Wellington Downs feature 3-4 bedrooms, 2-2.5 bathrooms and a 1-2 car garage with square footage ranging from 1,259 up to 1,988. All of these one and two-story homes belong to a homeowners association, which has a mandatory fee. Amenities include a clubhouse, swimming pool and tennis court. The Wellington Community Center, Amphitheater, Scott’s Place Park and Wellington Town Hall are all within walking distance from Wellington Downs.

The old Wellington Mall is steps away along with several great restaurants. All of the homes in Tree Tops belong to a homeowners association that has an HOA fee. 5. Wellington Lakes
Situated off Big Blue Trace on Lake Wellington sits the non-gated single-family home community of Wellington Lakes. These one and two-story homes were built in two phases. The first phase of homes were built from 1987 to 1991 while the second phase was built from 1997 to 2001.
Wellington Lakes has less than 240 homes and every home has between 2-4 bedrooms, 2-3 bathrooms, and 1-2 car garage with living square footage starting at 1,100 to over 2,000. Every home in Wellington Lakes is situated on a zero-lot line cul-de-sac lot. Community amenities include a swimming pool, cabana and playground. 6. South Shore
One of the most affordable communities is also one of the first communities built in Wellington Florida, South Shore. Located off Forest Hill Boulevard this non-gated community offers single-family homes, townhomes, and multi-family homes. The first homes were built in the 1970’s and construction stayed strong for a solid decade and to this day there are still a few vacant lots. Unlike a lot of the other affordable communities in Wellington, which are on smaller zero-lot line home sites, the average lot in South Shore is a 1/4 acre.
Most of the single-family homes have 3-4 bedrooms, 2 bathrooms, and a 2-car garage. However, there are smaller and larger homes throughout. Unlike a lot of the other affordable communities, South Shore is also one of the only that does not have a homeowners association, so no additional fees! There are several community parks throughout South Shore and it’s also close to the Wellington community center and amphitheater.

7. Emerald Forest
Right on the corner of Big Blue Trace and Wellington Trace you will find Emerald Forest. Homes in Emerald Forest feature 2-5 bedrooms, 2-3 bathrooms and 2-3 car garages with living square footage starting at 1,097 up to almost 3,000. There are no amenities within the community, but Wellington offers great amenities, which are all close by.

It’s rare that homes become available in this affordable Wellington community, but it does happen. This hidden gem is also another one of the most affordable communities in Wellington.

If you’re looking for one of the best locations in Wellington Eastwood might be the community for you! Located off Forest Hill Boulevard this single family home community is close to everything. The Mall at Wellington Green and Wellington Regional Hospital is only minutes away along with additional shopping, dining and entertainment.
Construction started back in the late 1970’s and continued for decades. The average home in Eastwood features 3 bedrooms, 2 bathrooms, 2 car garage and 1,800 square feet of living. Lot sizes are usually between 1/4 and 1/3, plenty of room for a pool and still have a backyard! Eastwood does not have an HOA, so no additional fees to live in this great community. Like South Shore, there are great community parks in and around.

One of the most popular non-gated communities in Wellington is also one of the most affordable, Sugar Pond Manor. Located off Greenview Shores Boulevard down to Big Blue Trace Sugar Pond Manor truly is in the heart of Wellington. While a majority of the properties are one and two-story single family homes there are also townhomes and villas throughout. Construction started back in 1980 and continued strong for 15 years, to this day there are still homes being built. However, there aren’t many vacant lots available.
The average single family home in Sugar Pond Manor features 3-4 bedrooms, 2 bathrooms and a 2 car garage with 2,000 square feet of living. While the average home site is typically 1/4 of an acre, but there are several homes that sit on a 1/3 acre or larger lot. Sugar Pond Manor does not have any community amenities or an HOA fee, but there are several community parks in different sections of Sugar Pond Manor; Azure Park, Foresteria Park and Primrose Park to name a few
