When a home hasn’t sold it’s not uncommon for sellers to blame their listing agent and think hiring a new listing agent will get their home sold. However, before a seller jumps ship and starts interviewing new agents they need to answer these 6 questions. This will help them determine why their home hasn’t sold and if they should hire a new agent.
How’s the Real Estate Market?
First and foremost how’s the real estate market, are homes around you selling? If so there is a strong possibility the market has rejected your list price and your home is overpriced. However, if homes around you aren’t selling it may be a buyer’s market therefore switching Real Estate Agents may not make a difference.
How Does your Home Show?
If your home doesn’t show like a model it could be the reason it hasn’t sold. First impressions are everything, so if your home smells like pets, needs minor repairs or is cluttered could explain why it hasn’t sold.
So once again switching Real Estate Agents may not make a difference if your home doesn’t show like a model or is reflected in the price for its condition. Now, if your listing agent never discussed how important first impressions are and what you need to do to prepare your home for sale then it could be a sign you need to hire a new agent.
Is your Home Easy to Show?
If a buyer can’t see your home they can’t buy it. So if you restrict showings to certain days, times or require minimum notice you could be losing buyers. Restricting showings is not your agent’s fault therefore hiring a new one most likely won’t change a thing.
Is your Listing Agent Responsive?
If you cannot reach your agent odds are buyers and other Real Estate Agents can’t reach them either. So you could be losing a potential buyer. However, if your listing agent is responsive switching listing agents may not make a difference.
How is your Home Being Marketed?
Were professional photographs taken of your home? Is it in the MLS? Is it being extensively marketed online? If your home is being marketed poorly switching agents may make a difference. However, if your agent is doing top-notch marketing with professional photos hiring a new listing agent may not make a difference.
Are you Cooperating with Other Brokers?
Is your home listed in the MLS, if so are you offering the buyer’s agent a commission? If you’re not cooperating with buyers’ agents or offering a commission less than the going rate it could explain why your home hasn’t sold. Once again switching Real Estate Agents may not make a difference if you’re home is not in the MLS and you don’t offer to pay the buyer’s agent.
Final Thoughts
Before you assume your home hasn’t sold because of your listing agent you really need to analyze the situation and determine if there is anything you should be doing. If you are doing everything in your power to make your home easily accessible, show like a model and you’re priced right then hiring a new listing agent may be the answer. However, in my experience, when a home doesn’t sell it’s usually because it’s overpriced, which falls on the person who set the list price.
