The community has two gated entrances: a 24/7 guard-gated main entry and an unmanned residents-only gate. Homes are single-family homes divided among five villages: Carmel, Harbor Cove, Emerald Bay, Emerald Pointe, and Sausalito.

Carmel features smaller homes on zero-lot-line homesites, roughly 1,300 to 2,200 square feet, with 3 to 4 bedrooms, 2 to 2.5 baths, and 1 to 2-car garages. It is also the only village with a residents-only heated pool and cabana.

Harbor Cove, Emerald Bay, Emerald Pointe, and Sausalito offer a broader range of homes from about 1,500 to roughly 3,600 square feet of living area with 3 to 6 bedrooms, 2 to 4 bathrooms, and 2 to 3-car garages.
