The day has arrived, you found your dream home in Wellington Florida and are ready to submit an offer, now what? Submitting an offer on a Wellington home can be very easy especially for ready, willing and able home buyer’s.
Below is a list of the 8 items I need to submit an offer:
1. Pre-Approval or Proof of Funds:
In order to submit an offer a Wellington home buyer needs to know if they will be paying cash or obtaining financing. If they are obtaining financing they will need to know what type of loan program they are approved for and have chosen. Proof of funds or a pre-approval letter will need to accompany all offers. 2. Legal Names:
Wellington home buyers who do not go by their legal name will need to provide it so the written offer can be properly drawn up.
3. Purchase Price:
After reviewing all of the comparables Wellington home buyers need to decide how much money they are going to offer the seller for their home.
4. Escrow Deposit:
In addition to how much a Wellington home buyer is willing to pay for a home they also need to decide on the escrow deposit amount.
5. Inspection Period:
Wellington home buyers will have to decide if they want to have a home inspection done, which I highly recommend and if so how much time they will need to complete it.
6. Closing Date:
In other parts of the country closing dates may be on or about a certain day or week, but in Wellington Florida a physcial closing date needs to be written on the offer.
7. Fixtures, Appliances and Furniture:
While our standard Florida FAR/BAR contact automatically includes some standard items like the refrigerator and light fixtures it does not include items like the washer and dryer, so if you want the washer or dryer these items will need to be added to the contract. Also, in order to avoid any issues the day of closing I highly recommend spelling out all items included in the sale; like how many garage remotes are expected, HOA docs, pool equipment, even things like built-in closet organizers because while a buyer may assume they’re a fixture and staying a seller may not. One of my buyer’s received an $800 credit the day of closing because the seller did not have all of the remotes, keys or HOA docs, which if we did not specifically write out each item on the contract the buyer would have been absorbing the cost to replace those items.
8. E-Mail Address:
I use electronic signatures when possible and in order for my clients to sign electronically online I will need an e-mail address for each party listed on the offer.
