Wellington Florida, known for its top-rated schools, equestrian events, and picturesque landscapes, has become a popular destination for residents and visitors alike. With a growing demand for rentals, many Wellington property owners, including investors, are interested in renting their homes or apartments out to generate extra income. However, before diving into the world of rentals, both short-term and annual, it’s essential to understand whether a license is required to rent out your property in Wellington, Florida.

Do You Need a Rental License in Wellington?

Wellington’s Code of Ordinances 2014-31 requires all homeowners who lease or rent out their Wellington property to obtain a valid Business Tax Receipt (BTR). Additionally, applicants are required to comply with Wellington’s Land and Development Regulations’ definition of “family” when leasing or renting a property.

Anyone applying for the BTR needs to complete the rental property application and pay the required fees prior to renting or leasing. In order to obtain a copy of the application call the Village of Wellington at 561-791-4000.

Rental Property Business Tax Receipt Fees

Anyone applying for Wellington’s business tax receipt for the first time will have to pay a non-refundable administration fee and zoning fee along with the rental property tax fee and per rental unit fee. All business tax receipts will need to be renewed annually. For the current fees visit: Fees & Penalties

Rental Property Business Tax Receipt Application Checklist

The following items are required when submitting an application for a rental property business tax receipt:

  • Business tax receipt application
  • Copy of homeowners drivers license
  • Copy of the Palm Beach County Property Appraisers page for each rental property
  • If applicable, articles of incorporation or fictitious name registrations
  • Required fees; administration fee, zoning review fee, and tax & unit fees

How to Submit Your Business Tax Receipt Application

Completed applications and supporting documents can be emailed to [email protected]. Alternatively, the application can be mailed or submitted in person at Wellington’s City Hall, which is located at 12300 Forest Hill Boulevard.

Additional Rental Considerations

Securing a business tax receipt is a crucial stride toward renting out your Wellington residence; however, there are several other factors that should be taken into consideration.

HOA and Condo Association Rules
If a property is part of a homeowners association (HOA) or condominium association (COA) there will most likely be rental restrictions. These restrictions may include how many times a year a property can be rented along with the minimum and maximum duration of each rental period.

Additionally, the tenant may be required to go through an application and approval process. The HOA/ COA may require the landlord or tenant to put down a security deposit. All of this information should be obtained before renting a property out.

Safety & Health Standards
Rental properties must meet specific safety and health standards to ensure the well-being of tenants. Working smoke detectors, fire extinguishers, and adherence to building codes are some of the critical aspects to consider.

Insurance Coverage
Regular homeowner’s insurance may not provide adequate coverage for a rental property. So homeowners need to consult with their homeowner’s insurance agent to ensure they have the appropriate coverage.

Sales Tax
If a property in Wellington is rented for 6 months or less there will be additional taxes that need to be paid. So it’s important to know what percentage needs to be paid prior to committing to a short-term lease.

Final Thoughts

Renting out your Wellington property can be a lucrative venture. However, it’s essential to stay up to date with rental requirements in the Village of Wellington. While a license to rent wasn’t always necessary things have changed over the year. The same holds true if your rental property belongs to a homeowners association or condo association.
